Position Level: Senior Manager
Job Specialization: Maintenance/Repair (Facilities & Machinery)
Qualification: Bachelor's Degree/Post Graduate Diploma/Professional Degree
Employment Type: Full-Time
Responsibilities: •Responsible for carrying out preventive and corrective maintenance.
•Responsible for maintaining facilities tools, materials, and equipment as well as housekeeping the facilities storeroom.
•Provides hands-on work on minor repairs.
•Perform monthly readings on resident/tenant utility usage (water meter) and record in the database.
•Handle electrical equipment, infrastructure as well as upkeep environment and surrounding.

Building Manager

Responsibilities: •To supervise the maintenance staffs and ensure that they discharge their duties diligently.
•To ensure that all service contract such as cleaning, security, pest control, etc are provided as per the stipulated scope of work and keep records of all maintenance contracts and ensure that all the equipment such as fire-fighting equipment/pest control/supervising engineers and other contractors are tested and maintained as per operation manual.
•To attend and evaluate all complaints from owners/residents and/or assigned technicians/handyman to investigate the complaints and report.
•To follow up daily with maintenance staff on their feedback on complaints forms submitted for their investigation.
•To reply to all letters from tenants and prepare any notices circulation accordingly.
•To obtain quotations from approved contractors as provided under the Standard Operating Procedure manual.
•To regularly check that service contractors are carrying out all work promptly and diligently.
•To carry out an inspection of the building at least once a week.
•To submit a monthly report on the condition of the structure, facilities, and services provided in the building.
•To attend monthly/weekly meetings with the Landlord /Complex Management meetings with service contractors and preparation of minutes of the meetings and submit to HQ the next working day.
•To prepare Monthly Building Management Report.
